Position Summary:

Provides support work in the 24/7 monitoring and service of office and laboratory building systems and the response to critical situations campus-wide.

  • Department: Facilities Operation
    • Location: 7000 Fannin St, Houston, 77030
    • Status: Full-time/non-exempt
    • Schedule: Monday – Friday, rotating weekends; shifts: 10 & 12 hours (12 pm -10 pm; 10 pm-7 am)
    • Preferences: The ability to monitor and respond to equipment, systems, and maintenance issues unsupervised. Although a stationary engineer's license is required, general knowledge of all types of mechanical, electrical, and plumbing systems is preferred. This is a third-shift position and is typically 12-hour shifts. The work schedule is off every other week except for a 6-hour day during the off week

Position Key Accountabilities:

  1. Assists lead personnel with the campus-wide systems monitoring using the building automation system (BAS) and by performing site visits (rounds) to each building. Checks for temperature, noise, water, odor, or visual issues and alarms related to building equipment and systems campus-wide.
  2. Assists lead personnel with the proper operation and control of equipment and/or systems which include, but are not limited to, HVAC and associated mechanical, refrigeration, electrical, disposal, storm and sewage drainage, hot and cold potable and non-potable water, elevator, building automation and associated controls, compressed medical and control air, vacuum, water softener, reverse osmosis (RO), fire, sprinkler, and emergency power systems.
  3. Assists lead personnel with troubleshooting and performing minor repairs, calibration, and adjustments to electronic, pneumatic and electrical control systems including variable speed drives.
  4. Receives and responds to customer-related and other FIXT calls including, but not limited to, elevator malfunctions, fire alarms, and UTPD calls after normal operating or work hours.
  5. Assists with performing air and water balancing tasks and chemical testing of water softeners and RO systems. Conducts or assists in preventative maintenance projects as directed.
  6. Required to carry a university communication device as assigned and respond to calls during normal work hours. May communicate (face-to-face, telephone, email, or text) emergency and project related issues and reports directly with vendors, project managers, supervisor, and other customers.
  7. May work with supervisor, team leaders, project management team members or others to oversee or coordinate vendor and other projects after normal business hours.
  8. Receives, enters, and completes assigned work orders using the computerized maintenance manager system (CMMS) through personal computer (PC) and smartphone applications. Performs assigned tasks following university/departmental policies/procedures, safety precautions, and trade codes.
  9. This job classification is designated as "essential" at the UT Health Science Center at Houston. In case of an emergency, "essential" positions are those required to sustain clinical services and/or are responsible for the protection of university assets. Personnel in designated  "essential" positions are expected to report to their designated work site during their appointed work schedules, even when the institution has been officially declared to be on "restricted access" or "closed" due to adverse conditions.
  10. Performs other duties as assigned.

Certification/Skills:

City of Houston Third Grade Stationary Engineer License.
The certification/license must be current at the time of hire and maintained throughout the period of employment.
Basic knowledge of water delivery systems, pressure systems, boilers, heating/ventilation/air conditioning systems, electrical control panels, computerized control panels, fire and safety equipment, and refrigeration systems.
Basic PC skills.

Minimum Education:

High school diploma or equivalent.

Minimum Experience:

Two (2) years of job-related experience.

Physical Requirements:

Exerts up to 100 pounds of force occasionally and/or up to 50 pounds frequently and/or up to 20 pounds constantly to move objects.

Security Sensitive:

This job class may contain positions that are security sensitive and thereby subject to the provisions of Texas Education Code § 51.215

Residency Requirement:

Employees must permanently reside and work in the State of Texas.
